Local roofs in Housham Tye
Barrington Hall, about 4.8 miles north-east, is one of the historic houses in the wider area around Housham Tye. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
If you live near a park such as Gibberd Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you look after a building such as Mark Hall School, large buildings have long gutter runs and big roofs that need checking like any other.

About our gutter survey in Housham Tye
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey downpipes, eaves gutters and parapet and box gutters, and common reasons people get in touch are leaves and moss blocking gutters and dripping or leaking gutter joints.
Older buildings in small places like Housham Tye may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Housham Tye can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Tell us about parking before the day
- If you’re buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand

Related advice
Do you need a gutter survey in Housham Tye?
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.
These are some of the problems a survey can pick up:
- Downpipes that are split or coming away
- Blocked outlets and hoppers
- Soffits marked by water
- Water backing up from a hidden gutter
Landlords with a home close to Harlow Mill station may find that a dated record of the roof is useful when planning maintenance across a let.

Prices for gutter surveys in Housham Tye
All our prices include VAT. The things that change the price are:
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Chimneys, valleys, parapets and other details
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
If you can, have these to hand when you get in touch:
- What’s prompted the survey
- Any stains, drips or damp patches you’ve seen indoors
- Dates you’re working to, such as exchange
- Access details, like a loft hatch or a shared roof
If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
When you need someone else
In fairness, there are limits to any roof survey:
- What’s behind fascias and inside walls
- Parts of gutters that cannot be seen safely
- The inside of buried drains
If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check that downpipes are firmly fixed to the wall
- Include valley, parapet and box gutters when clearing
- Have gutters cleared at least once a year
- Get trees that overhang the gutters trimmed
If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.
FAQs for Housham Tye
Do you cover smaller places like Housham Tye?
We do. A small place gets exactly the same survey as a big one.
Can a landlord with a rental near Harlow Mill station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
When is the best time for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Will you look at parapet and box gutters as well?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
