About our gutter survey in Wimbish Green

We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed fascia boards damaged by overflowing water and leaking or loose downpipes, a survey will tell you what’s going on, on valley gutters, downpipes and fascias and soffits alike.

In a small place like Wimbish Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Check from ground level or a window, not a ladder
  • Watch ceilings under valley gutters for fresh marks
  • Don’t leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.

Wimbish Green: your questions answered

Is my home in Wimbish Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Wimbish Green?

Yes, Wimbish Green is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Does the season matter for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Roofs, chimneys and gutters in Wimbish Green

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Horham Hall, about 3.8 miles south, show how far back building in the area around Wimbish Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you look after a building like Wimbish Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church like St Paul's Mission Room are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Getting in touch

You do not need to know any roofing terms. It’s enough to let us know:

  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one
  • What made you get in touch
  • Any marks or damp showing indoors

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

What we’re asked to look at in Wimbish Green

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

We are often asked to look at:

  • Overflowing eaves gutters
  • Gutters packed with leaves or moss
  • Soffits marked by water
  • Leaking or loose downpipes

If you let a flat or house near Newport (Essex) station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they plan to inspect the roof safely
  • What follow-up you get after the report
  • How long the report takes to arrive

What a good roof survey covers

Roof by roof

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We look at what’s visible and note what isn’t.

How the survey works

Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, it normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Wimbish Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear
  • If the roof is shared, arrange access with whoever manages the building
