About our gutter survey in Thornwood Common

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off but it rarely improves. Typical surveys look at gutters full of debris and silt and valley or box gutters that overflow inside, across parapet and box gutters, fascias and soffits and valley gutters.

Somewhere as small as Thornwood Common, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Why get it checked now?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Outbuildings and barns around Thornwood Common are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Common questions in Thornwood Common

Does a conservation area affect roof work in Thornwood Common?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Thornwood Common?

Yes. Thornwood Common is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How much time does the visit need?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or use the contact form.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Roof by roof

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Landlord and commercial surveys in Thornwood Common

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.

Prices for gutter surveys in Thornwood Common

When we price a survey, we consider:

  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

  • Photos of the roof, taken safely from ground level or a window
  • When you need the report by

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Have overhanging branches cut back
  • Include valley, parapet and box gutters when clearing
  • Check that downpipes are firmly fixed to the wall
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere as small as Thornwood Common, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building
