Boxted Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Boxted. More than 5,000 surveys completed across London and South East England.
- Gutters overflowing in heavy rain
- Gutters packed with leaves or moss
- Hoppers and outlets full of debris
Tips that help
Some practical points come up on survey after survey. They apply to most roofs:
- Keep climbers away from the eaves
- Get the gutters cleaned out every year
- Do not leave hidden gutters out of a clear-out
- Look for downpipes coming loose
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it’s ready.
Have your gutters cleared at least once a year or more frequently near trees. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.
About our gutter survey in Boxted
We survey gutters and rainwater systems in Boxted and right across London and the South East. On the day, we inspect what can safely be seen, from the ground, from windows and from the roof space. Time on site normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We survey eaves gutters, fascias and soffits and valley gutters, and common reasons people get in touch are valley or box gutters that overflow inside and leaking or loose downpipes.
In a village or hamlet like Boxted, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the cost of gutter surveys
When we price a survey, we consider:
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
- The package you choose: Basic, Standard or Premium
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What we need to know
Here’s what helps us most when you contact us:
- Dates you’re working to, like exchange
- Pictures from the garden or a window, if you have them
- How the loft is reached, if there is one
- Any marks or damp showing indoors
To book a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.
Roof by roof
Box and secret gutters
Hidden gutters are a common source of leaks inside. We look at the outlets, linings and overflows where safe.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
Leave it or get it looked at?
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the loft space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. Where a roof is exposed, as many are in small places like Boxted, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Boxted often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Dig out any old roof reports or invoices
- Keep pets inside or away from the areas we’re looking at
- Jot down any questions you want answered

Advice
What a gutter survey looks like in Boxted
Historic houses like Castle House, about 3.7 miles east, show how far back building in the area around Boxted goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, alongside lots of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Landlords with a home close to Colchester station may find that the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Boxted St Peter's Church of England School, large buildings have long gutter runs and big roofs that need checking like any other.

Boxted questions
Do you survey roofs for landlords with property near Colchester station?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.
How do I find out if my home in Boxted is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, phone 07833 053749 or drop us an email.
Do you need a gutter survey in Boxted?
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.
These are some of the problems a survey can pick up:
- Sagging gutters and loose brackets
- Leaks at the gutter joints
- Blocked outlets and hoppers
- Leaves and moss blocking gutters
If your house is among the older ones in the streets near Church of St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs.
