Boxted Roof Survey

A careful look at the roof at your property in Boxted, with photos and a written report.

  • Crumbling chimney pointing or cracked flaunching
  • Blocked, sagging or leaking gutters
  • Ponding, splits or blisters on flat roofs

Roof surveys for Boxted homes and businesses

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Roof survey in Boxted

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are valley linings that have cracked or split and loose chimney pots, on chimney stacks, lead flashings and natural slate.

Some older homes in villages like Boxted are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a roof survey doesn’t cover

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that is a structural engineer’s job)
  • How the roof will behave in every kind of weather

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Boxted: your questions answered

Do you survey roofs for landlords with property near Colchester station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Will you come out to Boxted?

Yes, Boxted is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What a survey costs

We confirm the price for your roof before you book. These are the things that affect it:

  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • The size of the roof
  • The number of roofs, including extensions and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

Here’s what helps us most when you contact us:

  • The property’s address and postcode
  • How the loft is reached, if there is one
  • Dates you’re working to, such as exchange
  • The type of building and roof, like pitched or flat

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or drop us an email.

What we look for on each type of roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for a house, or half a day or so for a commercial building. For a village or hamlet like Boxted, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch

Local roofs in Boxted

The wider area around Boxted has a long history of building, with Castle House about 3.7 miles east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Boxted St Peter's Church of England School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Colchester station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Leave it or get it looked at?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can frequently spot it sooner. Where a roof is exposed, as many are in small places like Boxted, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
