Storm damage roof reports for homes and businesses in Boxted

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Your policy document sets out its own definition. We don’t decide whether a storm met that test. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. Insurers decide claims on their own policy wording. We survey chimney stacks, ridges and hips and flat roofs, and people most often book us about cowls or aerials dislodged in the wind and ridge tiles that have come loose.

Many homes in small places like Boxted face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What we cannot see

In fairness, there are limits to any roof survey:

  • Damage hidden under coverings or inside the structure, without opening up
  • Estimates of repair costs
  • Negotiating a claim settlement

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Ridges and hips
  • Flashings
  • Slate and tile slopes
  • Flat roofs
  • Chimney stacks
  • Gutters and fascias

What we do, step by step

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. For a village or hamlet like Boxted, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We note the date of the storm and the damage you’ve seen.
  2. We check the roof from wherever it’s safe.
  3. Each area of damage is photographed and described.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Before the survey

  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Agree roof access with the managing agent if it’s shared

How to book

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

What we’re asked to look at in Boxted

Gusts work at anything on a roof that is loose or exposed. Driving rain then gets in through the gaps. Most people book a report soon after a storm, when they’ve seen damage or water has come in.

It’s worth booking a survey if you’ve seen:

  • Damage from fallen branches or debris
  • Flashings pulled away from walls or stacks
  • Flat roof edges peeled back
  • Damaged gutters and fascias

Landlords with a home close to Colchester station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Choosing a roof surveyor

  • What the survey will not cover
  • How long the report takes to arrive
  • How much experience they have with roofs like yours
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

Why it is worth a survey now in Boxted

Leaving storm damage can let water into the roof space and rooms below. That can add to the damage and make it harder to separate from the storm. A roofer should deal with emergency protection quickly. Outbuildings and barns around Boxted are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

Why book us in Boxted

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Storm damage roof reports around Boxted

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. Different coverings let water in at different points, which shapes where the search starts. About 3.7 miles east lies Castle House, a reminder of how long the area around Boxted has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Boxted St Peter's Church of England School, on a building that size, finding the source of a drip means looking well beyond the stain. If yours is one of the older homes in the streets near Church of St Peter, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Boxted: your questions answered

Does a conservation area affect roof work in Boxted?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover Boxted?

Yes, Boxted is within the area we cover. We survey roofs across London and the South East. Just ring 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

My storm claim was turned down. What now?

Start by complaining to the insurer. If it isn’t resolved, the Financial Ombudsman Service may be able to help. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

How long does the survey take?

That depends on the size and shape of the roof; most visits take about one to two hours at a house, and longer if the damage is spread across a large roof. The report is sent afterwards by email.

How should I record storm damage myself?

Safely, from the ground or a window. Don’t use a ladder or go onto the roof. Binoculars can help you see damage from below, and we’ll record the rest.

Do you look in the roof space?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

How we price storm damage roof reports

All our prices include VAT. The things that change the price are:

  • Roof area
  • House, block, shop or office
  • The shape of the roof and its details
  • Which survey package you book

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What to let us know when you contact us

There’s no need for technical words. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • The kind of building and roof involved

We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Note the date and time you first saw the damage
  • Hold on to fallen pieces of the roof where you can
  • Report the damage to your insurer as soon as you can
  • Take photos from ground level or a window, never by climbing

If a claim is declined and you disagree, the first step is a complaint to the insurer. If that does not resolve it, the Financial Ombudsman Service may be able to help.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.
