How a gutter survey works in Stisted

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. If you are worried about gutters full of debris and silt and valley or box gutters that overflow inside, a survey will tell you what’s going on.

In a village or hamlet like Stisted, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How the survey changes by roof type

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged for a specialist asbestos surveyor to check.

What a gutter survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Rot or damp concealed behind fascias or inside walls
  • Parts of gutters that can’t be seen safely
  • Underground drains, which need a CCTV drain survey

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.

What we look at

  • Eaves gutters
  • Fascias and soffits
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Stisted, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Before the survey

  • Make sure the loft hatch can be reached
  • Note where any stains or damp appear
  • Keep pets out of the way during the survey

What happens if roof problems are left?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Stisted, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Questions from Stisted

Is Stisted within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Stisted listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we will note that in the report.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

What affects the cost of gutter surveys

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is
  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone

Booking your survey

These details help when you get in touch:

  • The type of building and roof, such as pitched or flat
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Local roofs in Stisted

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For landlords with property near Braintree Freeport station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Stisted Church of England Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other. If you own one of the older houses in the streets near Parish Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs.
