Gutter survey in Mill Street

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photos show you exactly what we found. It’s an easy job to put off, but they rarely get better. If you’ve noticed overflowing eaves gutters and soffits marked by water, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What this survey cannot tell you

It helps to know what a survey will not do before you book:

  • Underground drains, which need a CCTV drain survey
  • Parts of gutters that cannot be seen safely
  • The inside of a downpipe along its whole length

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two for a house, and more on a big or complicated roof. Older rural homes like those around Mill Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

Landlord and commercial surveys in Mill Street

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your questions about gutter surveys in Mill Street

Does a conservation area affect roof work in Mill Street?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Mill Street in the area you cover?

Yes. We cover the whole of London and South East England, and Mill Street is part of that. You can call 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Will you go up on the roof?

Only if it’s safe. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Will you look at parapet and box gutters as well?

Yes, as far as they can safely be seen. We look from vantage points, the loft space and the roof itself where safe and a drone where it applies.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How long does a gutter survey take?

A visit normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea as you book.

Roofs, chimneys and gutters in Mill Street

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of St Mary: old fixings, lead flashings and tall chimneys are typical of older roofs.

Signs you need a gutter survey in Mill Street

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.

Look out for signs like these:

  • Overflowing eaves gutters
  • Leaking or loose downpipes
  • Water backing up from a hidden gutter
  • Sagging gutters and loose brackets

Anyone responsible for a site like Stoke-by-Nayland Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.
