Gutter surveys in Minnow End

Leave it or get it looked at?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

About our gutter survey in Minnow End

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. Typical surveys look at joints that drip after rain and water spilling over the gutter edge, across outlets and hoppers, downpipes and eaves gutters.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How we price gutter surveys

We confirm the exact price before you book. These are the things that affect it:

  • The roof’s overall size
  • How many separate roofs there are, like extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Height and safe access

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Booking your survey

We will usually ask about:

  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window
  • Dates you are working to, such as exchange
  • The style of property, from a terrace to a block

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Minnow End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey

Different roofs, different checks

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What a survey covers and does not.

Local roofs in Minnow End

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you let a flat or house near Beaulieu Park station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of SS Mary and Laurence: its roof may have old fixings, lead flashings and chimneys that need a closer look. Shop and office owners around Bond Street Chelmsford may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common questions in Minnow End

I let a flat near Beaulieu Park station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is my home in Minnow End listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will you go up on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Do you look in the roof space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
