FAQs for Minnow End

How do I find out if my home in Minnow End is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Minnow End?

We do. A small place gets exactly the same survey as a big one.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Do you hold CAA registration for the drone?

Yes. Our registration covers a Flyer ID and an Operator ID. We use a sub-250g drone.

Can you fly a drone in central London?

Central London has restricted areas where NATS permission is needed. Where we cannot fly, we use other safe vantage points and explain what we could see.

Will you walk on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How a drone roof survey works in Minnow End

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If we can’t fly, we use other safe vantage points instead and explain why. Prison sites also have drone restriction zones. If you are worried about moss building up on slopes and in gutters and debris building up in hidden gutters, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Minnow End, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are looked at before the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Different roofs, different checks

Steep slate and tile slopes

Walking on fragile coverings can break them. A drone avoids that.

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Drones, thermal imaging and Minnow End roofs

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. In Essex, older buildings are often clay-tiled, many with weatherboarding, and a good many post-war and modern estates besides. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Shop and office owners around Bond Street Chelmsford may find that a commercial roof can be photographed from above without anyone walking on it. If your home is one of the older ones in the streets near Church of SS Mary and Laurence, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Take a building like Chelmer Valley High School: big roofs are where aerial photos and thermal images show the most at once.

What we cannot see

It is a careful look at the roof, not the whole story. The main limits are:

  • Close-up photos of next door’s property
  • Flights in strong wind or heavy rain
  • Flying in a flight restriction zone without the airport’s permission

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

Roofs we survey in Minnow End

  • Chimney stacks
  • Large and complex roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Tall and steep roofs

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Tell next door if the drone will be near their property
  • Keep pets indoors during the flight
  • Give us the full address so we can check the airspace
  • Move stored items away from the hatch

Keep the photos with your property records. They’re a useful baseline for future surveys, and they help if you sell.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours at most homes, or half a day or so for a commercial building. In a small place like Minnow End, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.
