Gutter survey in Beauchamp Roding: what you get

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed gutters that have fallen out of line and gutters overflowing in heavy rain, a survey will tell you what’s going on, on outlets and hoppers, eaves gutters and valley gutters alike.

In a village or hamlet like Beauchamp Roding, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we cannot see

Before you book, it’s worth knowing what a survey will not do:

  • Parts of gutters that can’t be seen safely
  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and doesn’t.

What this survey covers

  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Downpipes

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where applicable. The survey usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Beauchamp Roding can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Clear the way to the loft hatch
  • Point out any leaks or damp patches
  • Gather any invoices or paperwork from past roof work

Different roofs, different checks

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

FAQs for Beauchamp Roding

How do I find out if my home in Beauchamp Roding is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Beauchamp Roding within the area you cover?

Yes, Beauchamp Roding is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

How long does a gutter survey take?

A visit normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Keep climbers away from the eaves
  • Get the gutters cleaned out every year
  • Note any damp stains below the gutters
  • Look for new stains on ceilings below valleys after rain

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What a gutter survey looks like in Beauchamp Roding

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For any home in Beauchamp Roding, it is the small, early fault that is cheapest to put right. If you live in an older home near Church of St Botolph Beauchamp Roding, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Leave it or get it looked at?

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a small place like Beauchamp Roding, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
