Gutter survey in Wimbish

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey parapet and box gutters, eaves gutters and valley gutters, and the problems we are asked to look at most are water spilling over the gutter edge and water backing up from a hidden gutter.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Leave it or get it looked at?

A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Check that downpipes are firmly fixed to the wall
  • Don’t leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year
  • Watch for green marks down the brickwork

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Your questions about gutter surveys in Wimbish

I let a flat near Newport (Essex) station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details.

How do I find out if my home in Wimbish is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is a CCTV drain survey included?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

The survey, step by step

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Around Wimbish, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room
  • For flats, make sure roof access has been agreed

Roof by roof

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Signs you need a gutter survey in Wimbish

Lots of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

A survey can pick up problems such as:

  • Overflowing eaves gutters
  • Valley or box gutters that overflow inside
  • Fascia boards damaged by overflowing water
  • Gutters full of debris and silt

If your home is one of the older ones in the streets near St Paul's Mission Room, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • Whether you get a written report with photos
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Letting agents and landlords in Wimbish book surveys as well as homeowners. A written report with photographs gives you a clear record of the gutter, which helps you plan work between tenancies.

What a gutter survey looks like in Wimbish

Historic houses such as Horham Hall, about 4.1 miles south, show how far back building in the area around Wimbish goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Newport (Essex) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like Wimbish Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
