When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A fixed date for when the roof will need replacing
  • Whether the deck or joists are strong enough
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

About our flat roof survey in Wimbish

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are blocked or damaged outlets and raised blisters across the surface, on GRP fibreglass, mastic asphalt and EPDM rubber.

Somewhere as small as Wimbish, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Clear roof outlets and gutters each autumn
  • Limit foot traffic on the covering
  • Check from a window for ponding after heavy rain
  • Note any new marks on ceilings beneath the roof

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Common questions in Wimbish

Do you carry out roof surveys in Wimbish?

Yes, Wimbish is one of the places we work. Every survey there gets the same written report with photos.

Is my home in Wimbish listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.

Will this cover the whole house?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

How the survey works

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours for a house, and longer for a large or complex roof. For a village or hamlet like Wimbish, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.

Flat roofs in Wimbish

The wider area around Wimbish has a long history of building, with Horham Hall about 4.1 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you live in an older home near St Paul's Mission Room, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Newport (Essex) station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Wimbish Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What affects the cost of flat roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Booking your survey

There is no need for technical words. It is enough to tell us:

  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • Access details, like a loft hatch or a shared roof

Booking is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
