Roof leak investigations for homes and businesses in Wivenhoe Cross

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from every safe vantage point. Our report shows what we found, with photos. We survey the roof space, lead flashings and rooflights and dormers, and people most frequently book us about ceiling stains that grow after rain and damp on a chimney breast.

In older homes around places like Wivenhoe Cross, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Whether it is long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are often the first clue.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips that help

Here are a few things we’d tell any owner:

  • Have an electrician check any wet fittings
  • Let us know if there are tanks or pipes in the loft
  • Make sure the loft is accessible
  • Put a bucket under the drip and move valuables

Standard includes a follow-up consultation to talk the findings through, and Premium includes an in-person consultation. It’s a chance to ask about anything in the report.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.

What affects the price in Wivenhoe Cross

Prices vary from roof to roof, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • How big the roof is
  • Commercial roofs and larger buildings

For a price for your roof in Wivenhoe Cross, phone 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Access details, such as a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

Why get it checked now?

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. In an older home around Wivenhoe Cross, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your survey before you book.

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Wivenhoe Cross: your questions answered

Is my home in Wivenhoe Cross listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is the coastal weather around Wivenhoe Cross hard on roofs?

Often, yes. Within about 2 miles of the sea, as Wivenhoe Cross is, metal fixings wear faster and gales find any loose ridge or slate.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Why does not the damp patch line up with the hole?

Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours at most homes, and more on a big or complicated roof. Some parts of a survey depend on the weather, so a visit to Wivenhoe Cross is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it’s shared
  • Move anything stored under the loft hatch

Roof leak investigations around Wivenhoe Cross

Wivenhoe Cross is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, and salt air slowly wears metal fixings. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you own a rental within reach of Wivenhoe station, a tenant living with a leak needs the cause found, not just the stain painted over. For businesses in and around places such as Lion Walk, a leak can close part of a shop or office, so finding the cause quickly matters. Take an older house close to The Church of St Mary: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What we look for on each type of roof

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

Valleys

Valleys collect water from two roof slopes. Worn or split linings and slipped valley tiles let it under the coverings.
