FAQs for Berechurch
How do I find out if my home in Berechurch is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Berechurch within the area you cover?
Yes. Berechurch is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Will you climb onto the roof?
Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
When should I book a pre-purchase roof survey?
Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.
About our pre-purchase roof survey in Berechurch
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We survey chimney stacks, lead flashings and valleys and gutters and downpipes, and common reasons people get in touch are sagging ridge lines or uneven roof slopes and gutters choked with leaves and moss.
Smaller places like Berechurch often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Berechurch or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
Nothing in the report is left vague: if work is needed, the report says so clearly.

What affects the price in Berechurch
Not every roof costs the same to survey, for these reasons:
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
Pre-purchase roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
Getting in touch
To price your survey accurately, we’ll ask about:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures of the roof from a safe spot, if you have them
- The type of building and roof, such as pitched or flat
- The address and postcode of the property
Booking is simple: just call 07833 053749 or use the contact form, let us know about the property and we’ll point you to the right survey. We confirm the price before anything is booked.

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- How a seller will respond, or what the house is worth
- A structural engineer’s report
- Asbestos testing of any kind

Roof types and parts we check
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- The roof space
- Clay and concrete tiles
- Lead flashings and valleys
- Natural slate
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Parking around Berechurch is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Rented homes, blocks and businesses
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Different roofs, different checks
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason.
Chimney stacks
Our chimney check is a visual one, and it isn’t a flue or gas safety check. If a flue needs testing, we’ll suggest who to ask.
Pre-purchase roof surveys around Berechurch
Berechurch is within about 4 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Older buildings in Essex often have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
If you let a flat or house near Colchester Town station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to St Margarets: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
