Pre-purchase roof surveys in Leavenheath

Leavenheath: your questions answered

Will you come out to Leavenheath?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Leavenheath?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

Can I take the findings back to the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Pre-purchase roof survey in Leavenheath

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. We survey clay and concrete tiles, gutters and downpipes and chimney stacks, and common reasons people get in touch are flashings that have lifted or split and cracked flaunching or crumbling chimney pointing.

Older buildings in small places like Leavenheath may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later.

Pre-purchase roof surveys around Leavenheath

In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Bures station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. The streets around a church such as St Matthew's Church are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Surveys for landlords and agents in Leavenheath

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Freeholders and residents’ companies use a roof report to plan and budget.

Before and after the survey

Over many surveys, some simple habits stand out:

  • Check the lease for roof repair responsibilities
  • Mention any deadline when you get in touch
  • Book once your offer is accepted
  • Ask the agent to make sure the loft hatch can be opened

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we cannot promise any result.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. Most visits take about one to two hours at a typical house, with time for the loft where it can be reached. Somewhere like Leavenheath needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Make sure we can get to the back of the property
  • Have any questions written down, so nothing gets missed
  • Mention any parking restrictions on your street

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Why act early in Leavenheath

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Around Leavenheath, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it’s left.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Honest limits

In fairness, a roof survey has limits:

  • The condition of the rest of the house (that is a RICS home survey)
  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and does not.
