Leavenheath: your questions answered
Are there drone restrictions around Leavenheath?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. High wind or heavy rain also stops a small drone flying.
Is my home in Leavenheath listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
What happens next?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
How much is a survey?
Drone roof survey starts from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
About our drone roof survey in Leavenheath
We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. If you’ve noticed tired mortar and pots at the top of a stack and loose ridge and hip tiles, we can find out what’s behind it.
Older buildings in small places like Leavenheath may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

How the survey changes by roof type
Flat roofs on tall buildings
Flat roofs on tall buildings are often seen by nobody. From above, standing water, splits and tired upstands are clear.
Steep slate and tile slopes
Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen.
Drones, thermal imaging and Leavenheath roofs
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help. Before any flight, we check the Drone Safety Map for airspace restrictions.
If you live in an older home near St Matthew's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For any home in Leavenheath, it is the small, early fault that is cheapest to put right.

Tips from our surveys
From years of surveys, a few habits stand out:
- Be ready to move the date if the weather turns
- Make sure there’s room outside for the drone to take off
- Move stored items away from the hatch
- Give us the full address so we can check the airspace
Keep the photos with your property records. They’re a useful baseline for future surveys, and they help if you sell.
Have high or hard-to-reach roofs surveyed every few years. Comparing surveys shows what is wearing, so small faults are dealt with early.

What we do, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time. Somewhere as small as Leavenheath, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You give us the address and tell us about the roof.
- Any flight restriction at the address is checked, with permission requested if required.
- We assess the conditions and the take-off spot first.
- The drone photographs the roof closely, kept in sight throughout.
- You receive a written report with the photos and our recommendations.
Before the survey
- If you’re buying, let the agent know when we are coming
- For flats, make sure roof access has been agreed
- Check we can get to the back of the property

What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
What a survey costs
All our prices include VAT. The things that change the price are:
- Any need for thermal images or a drone flight
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- House, block, shop or office
Prices start from £400, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.
What to let us know when you contact us
If you can, have these to hand when you contact us:
- Where any leaks, stains or damp patches show inside
- The reason for the survey, like buying, a leak or storm damage
- The property’s address and postcode
- Pictures from the garden or a window, if you have them
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
