Thorpe Cross questions

Do you cover smaller places like Thorpe Cross?

Yes. Thorpe Cross is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does being near the coast affect roofs in Thorpe Cross?

It can do. Within about 2 miles of the sea, as Thorpe Cross is, metal fixings wear faster and gales find any loose ridge or slate.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.

Do you go up on the roof?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

How a pre-purchase roof survey works in Thorpe Cross

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you’re buying. We survey chimney stacks, flat-roofed extensions and dormers and natural slate, and common reasons people get in touch are gutters choked with leaves and moss and a ridge or slope that dips.

Somewhere as small as Thorpe Cross, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Roof by roof

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

What we’re asked to look at in Thorpe Cross

Asbestos was banned in UK construction in 1999. It’s frequently found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Look out for signs like these:

  • Quick fixes on flashings and valleys
  • Gutters choked with leaves and moss
  • Ponding, blisters or splits on a flat roof
  • Slates or tiles that have slipped or gone

Thorpe Hall lies about 0.8 miles west, so building around Thorpe Cross goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • What the report includes, and whether it has photos
  • Which limits apply to the survey
  • Will they check the loft as well as the outside?

What’s in a roof survey

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours on an ordinary house, and longer for a large or complex roof. Around Thorpe Cross, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors
  • Let us know about parking near the property

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or use the contact form.

Advice

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Confirmation of asbestos in cement sheets or soffits
  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • The roof space
  • Chimney stacks
  • Gutters and downpipes
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles

Why get it checked now?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In a place like Thorpe Cross, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

  • We hold a CAA Flyer ID and Operator ID
  • 20+ years’ experience

Surveys for landlords and agents in Thorpe Cross

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Thorpe Cross homes and their roofs

Thorpe Cross is within about 2 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Thorpe-Le-Soken station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Parish Church of St Michael, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Thorpe Cross is about 4 miles north-east of Clacton-on-Sea, in Essex. Thorpe Cross gets the same service as everywhere else we work: a close look at everything that’s safely in view, photos and a clear written report. Our area takes in places right across Essex. Our Chelmsford page covers surveys nearby.
