Pre-Purchase Roof Survey in Beaumont
A roof survey before you buy a house or flat in Beaumont, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Signs of past leaks inside the loft
- Slates or tiles that have slipped or gone
- A ridge or slope that dips
Pre-purchase roof surveys for homes and businesses in Beaumont
Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey gutters and downpipes, flat-roofed extensions and dormers and natural slate, and common reasons people get in touch are blistered or split felt on a flat roof and slipped or missing slates and tiles.
Older buildings in small places like Beaumont may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Questions from Beaumont
Will you come out to Beaumont?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do roofs near the sea, like those around Beaumont, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Beaumont is within about 2 miles of the coast.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
What’s the best way to book?
The quickest way is to ring 07833 053749 or send us an email. Give us the address and some details about the roof, and we will suggest the right survey. We survey on weekdays, Saturdays and Sundays.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where applicable.
What affects the price in Beaumont
Several things affect the price of a survey:
- Extra roofs, like extensions, dormers or garages
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
- Chimneys, valleys, parapets and other details
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
A little information up front helps. It helps to include:
- What made you get in touch
- Where any leaks, stains or damp patches show inside
- The kind of building and roof involved
- The address and postcode of the property
If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or drop us an email.
Tips that help
There is plenty you can do without going near the roof. What helps most:
- Request records of any re-roofing
- Check we’ll be able to get into the roof space
- Notice patches of new decoration in top-floor rooms
- Give your solicitor a copy of the report
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we cannot promise any result.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Around Beaumont, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.

Advice
How the survey changes by roof type
Chimney stacks
Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- How a seller will respond, or what the house is worth
- Faults hidden behind ceilings, boards or coverings
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. The full list of what we check.

Pre-purchase roof surveys in Beaumont: local notes
Beaumont is within about 2 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you own one of the older houses in the streets near Parish Church of St Leonard, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Thorpe-Le-Soken station, a written report helps before buying a rental or paying for a new roof on one. Historic houses such as Thorpe Hall, about 2 miles south, show how far back building around Beaumont goes. If you’re buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.

Checking the roof from the ground
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
