Roof leak investigation in Beaumont, Essex
Roof leak investigations in Beaumont, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Wet patches high on an inside wall
- Damp patches next to the stack
- A leak that comes and goes with the weather
What affects the price in Beaumont
Several things affect the price of a survey:
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Whether thermal imaging or a drone is needed
- Which survey package you book
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
Getting in touch
We will normally ask about:
- Your timetable, such as an exchange date
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
- Any photos you have, taken from ground level or a window
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
Roof leak investigation in Beaumont: what you get
Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, while the repair is a separate matter. We survey flat roof details, slate and tile slopes and valleys and parapet gutters, and people most often book us about ceiling stains that grow after rain and water coming in around a roof light or dormer.
Many homes in small places like Beaumont face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Beaumont roofs and the weather
Beaumont is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these roof types has its own typical places for water to get in.
If your house is among the older ones in the streets near Parish Church of St Leonard, the leak may come from a chimney, a valley or tired lead rather than the covering itself. With Thorpe Hall about 2 miles south, the area around Beaumont has a long history. Older roofs around here can leak at old repairs as readily as at original details.
Beaumont is about 5 miles south-west of Harwich, in Essex. Anywhere in Beaumont, we can carry out roof leak investigations at your property. We cover towns and villages across Essex, large and small. Chelmsford is in our area too.
We survey roofs across CO16 for roof leak investigations. Whether your property is on Harwich Road and Church Lane or anywhere close by, we can survey it. Nearby, we also carry out roof leak investigations in Oak Corner (1 mile north-west), Thorpe Green (1 mile south-west), Stones Green (1 mile north-west), Thorpe-le-Soken (2 miles south) and Far Thorpe Green (2 miles south-west). Larger places within reach include Colchester (11 miles west), Clacton-on-Sea (6 miles south), Harwich (5 miles north-east), Camulodunum (13 miles west), Greenstead (10 miles west) and Wivenhoe (9 miles west).

Roof by roof
Slate and tile slopes
Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.
Chimney stacks
We look at the outside of the stack and the breast inside, and it isn’t a flue or gas safety check.

How the survey works
Every roof is different, but as a rough guide the survey takes between one and two hours at most homes, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. Around Beaumont, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Tell us about parking before the day
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller
Getting a price
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.
Advice
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What we’re asked to look at in Beaumont
Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.
Things that often lead to a survey include:
- Damp underlay across a wide area
- Drips in the loft during heavy rain
- Leaks at a dormer or roof window
- Staining where a gutter or parapet meets the wall
Landlords with a home close to Thorpe-Le-Soken station may find that tracing a leak quickly matters when a tenant is living with it.
Choosing a roof surveyor
- What exactly goes into their report
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- When you’ll get the report
- Whether VAT is added on top
Beaumont questions
Do roofs near the sea, like those around Beaumont, take more of a battering?
It can do. Beaumont is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you cover smaller places like Beaumont?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
Can you always find the source?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.
How long will you be at the property?
The visit normally takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing when you book.
What we can’t see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Carrying out the fix
- A structural engineer’s report
- What’s under the covering or behind the plaster
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.
