Why act early in The Green
Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but too late to use them in the purchase. Around The Green, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What you get with us

Pre-purchase roof surveys for homes and businesses in The Green
Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. We survey gutters and downpipes, clay and concrete tiles and lead flashings and valleys, and the problems we’re asked to look at most are bitumen or mortar used in place of proper repairs and gutters that overflow or drip at the joints.
For a small place like The Green, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Do you need a pre-purchase roof survey in The Green?
Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
Typical things we are asked to look at include:
- Patch repairs that may hide an ongoing problem
- Gutters that overflow or drip at the joints
- Lead that has worked loose at a wall or chimney
- Damp timbers or stains in the loft
If you let a flat or house near Cressing station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before booking any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their track record with similar roofs
- What follow-up you get after the report
- How they’ll see the roof: from the ground, the loft, the roof or by drone
The Green homes and their roofs
Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you live in an older home near St Barnabas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

- Whether timbers meet design loads
- Defects hidden under coverings or inside walls without opening up
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for most houses, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Older rural homes like those around The Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a report with photographs and recommendations before you exchange.

Questions from The Green
How do I find out if my home in The Green is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like The Green?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Which days do you carry out surveys?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.
Do you need access inside the house?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If we can’t get in, the report says so.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
