Pre-purchase roof survey in Great Baddow: what you get
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s frequently not the individual flat owner. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. Common reasons to book are quick fixes on flashings and valleys and flashings that have lifted or split, across chimney stacks, lead flashings and valleys and clay and concrete tiles.
In a smaller place like Great Baddow, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Useful tips for Great Baddow property owners
You do not need to be a roofer to help. Here’s what helps most:
- Notice patches of new decoration in top-floor rooms
- Request records of any re-roofing
- Ask who repairs the roof under the lease
- Find out whether the roof has been replaced or patched
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.
Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
What we’re asked to look at in Great Baddow
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.
It is worth booking a survey if you’ve seen:
- Bitumen or mortar used in place of proper repairs
- Gutters choked with leaves and moss
- Loose pots and cracked flaunching
- Gaps where slates or tiles have come loose
For an older house near a landmark such as Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Before you book anyone
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is VAT included in the price?
- When you’ll get the report
- How much experience they have with roofs like yours
What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- How a seller will respond, or what the house is worth
- Structural calculations (that is a structural engineer’s job)
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. The full list of what we check.

How it works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a typical house, with time for the loft where it can be reached. Being in a smaller place like Great Baddow does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed in advance.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Let us know where we can park nearby
- Leave side gates unlocked
- Have any paperwork from past roof work to hand

Questions from Great Baddow
Do you cover smaller places like Great Baddow?
Yes, Great Baddow is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Great Baddow listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do I need a roof survey if I’m having a RICS survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.
How experienced are you?
More than 5,000 surveys over 20+ years.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
