Pre-Purchase Roof Survey in Monkey Street
Need a pre-purchase roof survey in Monkey Street? We can help, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Old water stains in the loft space
- Sagging ridge lines or uneven roof slopes
- Gaps where slates or tiles have come loose
Leave it or get it looked at?
When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays, Saturdays and Sundays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. In a place like Monkey Street, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

How a pre-purchase roof survey works in Monkey Street
Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is frequently not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We’re frequently asked to look into chimney mortar that has eroded and ponding, blisters or splits on a flat roof, on the roof space, natural slate and lead flashings and valleys.
Some older homes in villages like Monkey Street are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Surveys for landlords and agents in Monkey Street
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.
DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Monkey Street: your questions answered
Is Monkey Street within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Does a conservation area affect roof work in Monkey Street?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.
Do you need to go inside the property?
Where possible, yes. We look in the roof space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two at a typical home, and about three to four hours for a commercial roof. Around Monkey Street, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Getting ready for the survey
- Point out any leaks or damp patches
- Leave a clear route to the loft
- For flats, check roof access has been agreed
Getting a price
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or drop us an email with the details.

Buying a home or a new roof in Monkey Street
The coast is about 5 miles or less from Monkey Street, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you own a rental within reach of Great Bentley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- What’s under the slates, tiles or felt
- Walls, floors, services and rooms below the roof
- Whether the price should change, which is between you and the seller
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
Roof types and parts we check
- Lead flashings and valleys
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- The roof space
- Chimney stacks
- Natural slate
Practical tips
These tips come from what we see on roofs every week:
- Share the report with your solicitor
- Let us know your timetable
- For a flat, check who is responsible for the roof
- Find out whether the roof has been replaced or patched
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.
