Pre-purchase roof survey in Craig's End

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a careful look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. We survey gutters and downpipes, the roof space and clay and concrete tiles, and people most often book us about worn or lifted lead flashings and blocked or leaking gutters.

Some older homes in villages like Craig's End are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Craig's End questions

Do you cover Craig's End?

We do. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Craig's End?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s the best way to book?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it is not a RICS home survey. It works alongside a home survey.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Roof by roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.

Buying a home or a new roof in Craig's End

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Hedingham Castle lies about 4.6 miles east, so building around Craig's End goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you live in an older home near Parish Church of St Peter and St Thomas, the roof may have had decades of patch repairs, and the survey shows where they are.

Why get it checked now?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the price for your roof before booking.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. The survey normally takes roughly 1–2 hours for a house, and more on a big or complicated roof. For a village or hamlet like Craig's End, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a report with photos and recommendations before you exchange.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent
  • Let us know about parking near the property

Advice

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Don’t leave it until just before exchange
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask when the roof was last worked on
  • Ask the agent to make sure the loft hatch can be opened

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

What affects the price in Craig's End

Prices vary from roof to roof, for these reasons:

  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to tell us when you contact us

You don’t need to know any roofing terms. It’s enough to let us know:

  • The property’s address and postcode
  • Any photos you have, taken from ground level or a window
  • Any deadline, such as an exchange date
  • What kind of property and roof it is

To book a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
