Your questions about pre-purchase roof surveys in Roundbush
Do you cover smaller places like Roundbush?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do roofs near the sea, like those around Roundbush, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Roundbush is within about 3 miles of the coast.
How long does a pre-purchase roof survey take?
Allow about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. We’ll give you an idea of timing as you book.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to.
Is this an asbestos survey?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when you book.
When should I book a pre-purchase roof survey?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
Pre-purchase roof survey in Roundbush
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. Typical surveys look at old water stains in the roof space and blistered or split felt on a flat roof, across chimney stacks, natural slate and clay and concrete tiles.
Somewhere as small as Roundbush, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How the survey changes by roof type
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. We will say if the flue needs a specialist.
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.
What we can’t see
We only report what can safely be seen on the day, so some things are outside what a survey can do:
- Confirmation of asbestos in cement sheets or soffits
- Faults hidden behind ceilings, boards or coverings
- A structural engineer’s report
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
What we check
- The roof space
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Natural slate
- Chimney stacks
- Lead flashings and valleys
- Clay and concrete tiles
Leave it or get it looked at?
Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. Around Roundbush, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

For landlords and managing agents
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.
Buying a home or a new roof in Roundbush
Roundbush lies within about 3 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older buildings in Essex frequently have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. For a purchase or a newly finished roof, the materials decide which details matter most.
If your home is one of the older ones in the streets near Parish Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near North Fambridge station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What happens on the day
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. The survey usually takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Older rural homes like those around Roundbush can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a report with photos and recommendations before you exchange.
Getting ready for the survey
- Have any paperwork from past roof work to hand
