About our pre-purchase roof survey in Coopersale
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. Typical surveys look at damp timbers or stains in the loft and sagging ridge lines or uneven roof slopes, on lead flashings and valleys, gutters and downpipes and the roof space.
Older buildings in small places like Coopersale may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What we look for on each type of roof
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. We look at their linings and outlets from wherever is safe.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Coopersale homes and their roofs
North Weald Airfield is about 2 miles from Coopersale. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first. About 2.2 miles south lies Hill Hall, a reminder of how long the area around Coopersale has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Saint Alban's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Honest limits
To be straight with you, a roof survey has limits:
- What’s under the slates, tiles or felt
- Whether the price should change, which is between you and the seller
- Asbestos testing of any kind

For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.
Coopersale: your questions answered
Is drone flying allowed in Coopersale?
The answer turns on the exact location and the conditions on the day. North Weald Airfield is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Will you come out to Coopersale?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do I need a roof survey if I’m having a RICS survey?
It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Does the weather affect the survey?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Do you survey on Saturdays and Sundays?
Surveys run on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.
Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Pass the findings to your conveyancer
- Arrange the survey as soon as your offer is agreed
- Ask who repairs the roof under the lease
- Check we’ll be able to get into the loft space
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.
After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
What happens on the day
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. The survey normally takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere as small as Coopersale, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- Point out any leaks or damp patches
- Let us know about parking near the property
- If you are buying, check with the agent that we can get in

Advice
DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
