Flat roof survey in Coopersale

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. Common reasons to book are failed upstands where the roof meets a wall and pools of water lying on the roof, across upstands and outlets, felt flat roofs and mastic asphalt.

Older buildings in small places like Coopersale may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What happens if roof problems are left?

Flat roofs cannot typically be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. Older cottages and farmhouses around Coopersale can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Why book us in Coopersale

  • Thermal imaging and drones used where they help
  • Two decades and more of roof surveys

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden layers beneath the covering
  • An exact number of years the roof has left
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before you book. What our survey covers.

What this survey covers

  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs

What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. Somewhere like Coopersale needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Jot down any questions you want answered
  • If it is not your property yet, arrange access through the agent
  • Let us know about parking near the property

Advice

What a flat roof survey looks like in Coopersale

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Hill Hall, about 2.2 miles south, is one of the historic houses in the wider area around Coopersale. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as Saint Alban's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building like St John's Church of England Voluntary Controlled School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

How we price flat roof surveys

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • The size of the roof

Flat roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What to let us know when you get in touch

A few details help us recommend the right survey and price. When you contact us, let us know:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Checking the roof from ground level

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

Different roofs, different checks

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.
