Pre-purchase roof surveys near Green Street

How a pre-purchase roof survey works in Green Street

Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from the ground, windows and the loft instead. We are often asked to look into signs of past leaks inside the loft and slipped or missing slates and tiles, across clay and concrete tiles, flat-roofed extensions and dormers and chimney stacks.

Older buildings in small places like Green Street may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey changes by roof type

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Gutters and parapets

The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.

The survey, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey normally takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Older rural homes like those around Green Street can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before we arrive

  • Leave a clear route to the loft
  • Mention any parking restrictions on your street
  • Keep pets in another room

What this survey can’t tell you

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof
  • Structural calculations (that is a structural engineer’s job)

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Green Street: your questions answered

Is Green Street in the area you cover?

Yes, Green Street is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Do you cover smaller places like Green Street?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll plan the survey around it.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

What’s the best way to book?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Will you climb onto the roof?

Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

What a survey costs

All our prices include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, like extensions, dormers and garages
  • The roof’s overall size

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.

Booking your survey

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • Anything about access we should know

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, phone 07833 053749 or email us.

Checking the roof from ground level

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Why get it checked now?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Where a roof is exposed, as many are in small places like Green Street, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Local roofs and buyers in Green Street

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Ingatestone Hall, about 1.9 miles south-east, is one of the historic houses in the wider area around Green Street. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. For landlords with property near Ingatestone station, a roof report gives you a clear picture before you buy or settle up with a roofer.
