What a pre-purchase roof survey looks like in Young's End
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside plenty of post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Cressing station, a written report helps before buying a rental or paying for a new roof on one.

About our pre-purchase roof survey in Young's End
A Basic Survey starts from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a report with photos and recommendations. Typical surveys look at slipped or missing slates and tiles and patch repairs that may hide an ongoing problem, on natural slate, the roof space and clay and concrete tiles.
Some older homes in villages like Young's End are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Questions from Young's End
Is Young's End in the area you cover?
Yes, Young's End is within the area we cover. We survey roofs across London and South East England. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Is my home in Young's End listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can I take the findings back to the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
How do I book a survey in Young's End?
Just call 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or drop us an email.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.
Roof by roof
Clay and concrete tiles
Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
Rented homes, blocks and businesses
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Before and after the survey
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Check we will be able to get into the roof space
- Notice patches of new decoration in top-floor rooms
- Ask who repairs the roof under the lease
- Ask whether there are papers for past roof work
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
How the survey works
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours on an ordinary house, and more on a big or complicated roof. Somewhere like Young's End needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- For flats, check roof access has been agreed
- Keep pets out of the way during the survey
- Tell us about any leaks, stains or damp patches you know of

Signs you need a pre-purchase roof survey in Young's End
Chimneys take the worst of the weather. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.
Common reasons to book include:
- Gaps where slates or tiles have come loose
- Ponding, blisters or splits on a flat roof
- Quick fixes on flashings and valleys
- Gutters choked with leaves and moss
For any home in Young's End, it’s the small, early fault that is cheapest to put right.
