Pre-purchase roof surveys for homes and businesses in North Benfleet
Older homes often have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. We look closely and record what we see, with photos that show you exactly where. We explain each finding in plain English, so you know what it means for the house you’re buying. If you’ve noticed flashings that have lifted or split and blistered or split felt on a flat roof, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like North Benfleet, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

What we look for on each type of roof
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

- The condition of the rest of the house (that is a RICS home survey)
- Asbestos testing of any kind
- Defects hidden under coverings or inside walls without opening up
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

- Natural slate

What we do, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like North Benfleet, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You book once your offer is accepted and let us know the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- Have any questions written down, so nothing gets missed

North Benfleet homes and their roofs
North Benfleet is within about 5 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
For an older house near a landmark such as Church of All Saints, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Ask when the roof was last worked on
- Share the report with your solicitor
- Ask whether there are papers for past roof work
- For a flat, check who is responsible for the roof
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
Signs you need a pre-purchase roof survey in North Benfleet
Buildings put up or refurbished before 2000 may contain asbestos. It’s frequently found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
Typical things we’re asked to look at include:
- Old water stains in the roof space
- Lead that has worked loose at a wall or chimney
- Loose pots and cracked flaunching
- Gutters that overflow or drip at the joints
For landlords with property near Pitsea station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
Before booking anyone
- Will they check the loft as well as the outside?
- What the report includes, and whether it has photos
- Which viewpoints they use to see the roof
- Are they insured for the work?
Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
