Landlord roof surveys near North Benfleet

Landlord roof survey in North Benfleet: what you get

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. We survey shared roofs, flat roofs on blocks and rented houses, and the problems we’re asked to look at most are mortar falling from ridges and verges and cracked or lifting flashings.

In a small place like North Benfleet, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Honest limits

It is a careful look at the let or shared roof, not the whole story. The main limits are:

  • A full structural assessment of the building
  • Walls, floors and services beyond the roof
  • Who pays under the lease (that’s a legal question)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

Roof types and parts we check

  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Check your lease or ask a solicitor about who pays
  • Survey the roof on a regular cycle
  • Have gutters and outlets cleared every year
  • File each roof report for future reference

If you need to share the findings with leaseholders or a board, the photos help. We keep the report clear and jargon-light.

Check the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.

North Benfleet questions

Can a landlord with a rental near Pitsea station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Does being near the coast affect roofs in North Benfleet?

It can do. Within about 5 miles of the sea, as North Benfleet is, metal fixings wear faster and gales find any loose ridge or slate.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can we use the survey to plan a roof budget?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around North Benfleet frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Preparing for the visit

  • Leave side gates unlocked
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it’s shared

What a landlord roof survey looks like in North Benfleet

North Benfleet is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Shop and office owners around Eastgate Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If your house is among the older ones in the streets near Church of All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Montgomerie Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
