Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
About our landlord roof survey in South Benfleet
Getting into every part of a building takes planning. The loft space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. If you are worried about leaks into upper flats and cracked or lifting flashings, a survey will tell you what’s going on.
In a smaller place like South Benfleet, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- File each roof report for future reference
- Arrange flat access ahead of time
- Don’t wait for a leak to survey the roof
- Make sure the roof space can be accessed
Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.
Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
Common questions in South Benfleet
Do roofs near the sea, like those around South Benfleet, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is South Benfleet within the area you cover?
Yes, South Benfleet is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.
Is this survey just for landlords?
It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.
Does this replace a RICS building survey?
No. Our survey covers the roof and its parts, not the whole property. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
How long will you be on site?
For a single house, expect about 1–2 hours on site and larger buildings take longer.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two for a house, though large, tall or awkward roofs take more time. A visit to South Benfleet is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- We send a written report you can use to plan maintenance and budgets.
How to prepare
- Agree roof access with the managing agent if it is shared
- If it isn’t your property yet, arrange access through the agent
- Dig out any old roof reports or invoices

What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Whether thermal imaging or a drone is needed
- How big the roof is
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
What to let us know when you get in touch
To price your survey accurately, we will ask about:
- Any photos you have, taken from the ground or a window
- Where the property is, with the postcode
- Anything about access we should know
- The type of building and roof, such as pitched or flat
Booking is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll point you to the right survey. We confirm the price before anything is booked.
South Benfleet homes and their roofs
The coast is about 3 miles or less from South Benfleet, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
Take a building like Kents Hill Infant School: large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Benfleet station, the gap between tenancies is a good time to have the roof looked at.

Gutters and downpipes
Water from failed gutters frequently shows as damp inside. Any problems are photographed.
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can safely be seen.
What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Responsibility under a lease
- Confirming asbestos in older roof materials
- A full structural assessment of the building
