Questions from Paslow Wood Common

Do you carry out roof surveys in Paslow Wood Common?

Yes. Our area covers London and the South East, and Paslow Wood Common is part of that. Just ring 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Paslow Wood Common?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Pre-purchase roof survey in Paslow Wood Common: what you get

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you’re buying. We survey lead flashings and valleys, natural slate and the roof space, and people most frequently book us about lead that has worked loose at a wall or chimney and old water stains in the roof space.

Older buildings in small places like Paslow Wood Common may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We keep jargon out of it: if work is needed, the report says so clearly.

Pre-purchase roof surveys in Paslow Wood Common: local notes

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near Church of St Peter and St Paul, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Ingatestone Hall, about 4.6 miles south-east, is one of the historic houses in the wider area around Paslow Wood Common. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Honest limits

To be straight with you, a roof survey has limits:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys

How we price pre-purchase roof surveys

When we price a survey, we consider:

  • Basic, Standard or Premium
  • Height and safe access
  • Any need for thermal images or a drone flight
  • The size of the roof

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Helping us price your survey

What helps most when you contact us:

  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Do you need a pre-purchase roof survey in Paslow Wood Common?

Gutter problems frequently look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

Here are some of the things we see often:

  • Bitumen or mortar used in place of proper repairs
  • Worn or lifted lead flashings
  • A ridge or slope that dips
  • Cracked flaunching or crumbling chimney pointing

Landlords with a home close to Ingatestone station may find that a written report helps before buying a rental or paying for a new roof on one.

Before you book any roof surveyor

  • How long they’ve been surveying roofs
  • How soon the report will arrive
  • Whether the price includes VAT
  • Whether the loft space is looked at, where there is one

What to expect from a roof survey

How it works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Somewhere like Paslow Wood Common needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors

Advice

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What we look for on each type of roof

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.
