Landlord roof survey in Paslow Wood Common

Who pays for roof work on a block depends on the lease. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. We are often asked to look into mortar falling from ridges and verges and gutters overflowing onto walls, across converted houses, flat roofs on blocks and shared roofs.

Somewhere as small as Paslow Wood Common, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Structural calculations or an engineer’s report
  • A full building survey of every part of the property

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats
  • Converted houses

What we do, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about 1–2 hours on an ordinary house, and longer for a large or complex roof. Around Paslow Wood Common, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Advice

Landlord roof surveys around Paslow Wood Common

Historic houses like Ingatestone Hall, about 4.6 miles south-east, show how far back building in the area around Paslow Wood Common goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own a rental within reach of Ingatestone station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Blackmore Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Peter and St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How we price landlord roof surveys

Prices vary from roof to roof, and it comes down to:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • When you need the report by
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Ask your managing agent about lease terms
  • Put urgent roof work at the top of the list
  • Make leak reporting easy for tenants
  • Keep roof outlets and gutters clear

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Your questions about landlord roof surveys in Paslow Wood Common

Does a conservation area affect roof work in Paslow Wood Common?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Different roofs, different checks

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can be seen safely.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.
