Roof by roof
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.
Pre-purchase roof survey in South Hanningfield: what you get
We survey roofs for buyers in South Hanningfield and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or use the contact form. We survey natural slate, clay and concrete tiles and lead flashings and valleys, and people most often book us about roof slopes that look uneven or sagging and standing water on a flat extension roof.
In a village or hamlet like South Hanningfield, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What affects the cost of pre-purchase roof surveys
Prices always include VAT. What changes the price is:
- The type of building, from a house to a block or an office
- The size of the roof
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.
Getting in touch
If you can, have these to hand when you get in touch:
- When you need the report by
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- The address and postcode of the property
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.
What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around South Hanningfield can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Make sure we can get to the back of the property
- Keep pets out of the way during the survey
- Let us know about parking before the day

It helps to know what a survey will not do before booking:
- How a seller will respond, or what the house is worth

- Defects hidden under coverings or inside walls without opening up

South Hanningfield questions
Do you cover smaller places like South Hanningfield?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Do you cover South Hanningfield?
We do. Every survey there gets the same written report with photographs.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will you need to get into the loft?
Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
When should I book a pre-purchase roof survey?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.
How long does a pre-purchase roof survey take?
On site, it normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
South Hanningfield homes and their roofs
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

What happens if roof problems are left?
When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Outbuildings and barns around South Hanningfield are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
