What a pre-purchase roof survey looks like in Coalhill
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Danbury Place, about 4.5 miles north, is one of the historic houses in the wider area around Coalhill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
The streets around a church like Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Battlesbridge station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof survey in Coalhill: what you get
If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We survey clay and concrete tiles, lead flashings and valleys and gutters and downpipes, and people most frequently book us about loose pots and cracked flaunching and ponding, blisters or splits on a flat roof.
Being in a small place like Coalhill makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

When you need someone else
It’s a careful look at the roof, not the whole story. Its limits include:
- A valuation or a promise of a lower price
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before booking. What our survey covers.

What we do, step by step
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Coalhill often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Let us know about parking before the day
- Keep pets in another room
- If it is not your property yet, arrange access through the agent

Related advice
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Coalhill: your questions answered
How do I find out if my home in Coalhill is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Coalhill within the area you cover?
Yes, Coalhill is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
Different roofs, different checks
Natural slate
Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.
Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Let us know your timetable
- Ask whether there are papers for past roof work
- Ask for loft access on the day
- Ask who repairs the roof under the lease
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
