Pre-purchase roof surveys in Silver End

About our pre-purchase roof survey in Silver End

Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. Typical surveys look at a ridge or slope that dips and bitumen or mortar used in place of proper repairs, on the roof space, gutters and downpipes and natural slate.

In a smaller place like Silver End, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

FAQs for Silver End

How do I find out if my home in Silver End is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Silver End in the area you cover?

Yes, Silver End is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we’ll help you choose.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Will you climb onto the roof?

Only where it is safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. A visit to a smaller place like Silver End is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed
  • Unlock side gates and any roof access doors

Related advice

Should I look at the roof myself first?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a pre-purchase roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Anything beyond the roof, which a full home survey covers
  • Faults hidden behind ceilings, boards or coverings
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

What this survey covers

  • Natural slate
  • The roof space
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Chimney stacks

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Ask for loft access on the day
  • Share the report with your solicitor
  • Ask the seller about past roof repairs
  • Book once your offer is accepted

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Why act early in Silver End

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. Homes in smaller places like Silver End can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Pre-purchase roof surveys around Silver End

If your survey includes the drone, the flight is checked against the Drone Safety Map first. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If you let a flat or house near White Notley station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to St Francis' Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.
