What happens if roof problems are left?

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. For an older or listed building in a place like Little Laver, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

To find out what your survey will cost, ring 07833 053749 or email us with the address and some details. We’ll confirm the figure before booking.

How a pre-purchase roof survey works in Little Laver

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it is safe to get in. You get a written report with photos. We are often asked to look into gutters that overflow or drip at the joints and roof slopes that look uneven or sagging, on gutters and downpipes, the roof space and lead flashings and valleys.

Being in a small place like Little Laver makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

Before and after the survey

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Ask for loft access on the day
  • Ask whether there are papers for past roof work
  • For a flat, check who is responsible for the roof
  • Arrange the survey as soon as your offer is agreed

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Little Laver can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
  • Point out any leaks or damp patches

Most bookings start with a short call: ring 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Pre-purchase roof surveys in Little Laver: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

In and around Little Laver, as anywhere, a roof is easiest to deal with when its problems are found early. The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your questions about pre-purchase roof surveys in Little Laver

Will you come out to Little Laver?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Little Laver?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

Do you need access inside the house?

Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

How long will you be at the property?

On site, it normally takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What affects the cost of pre-purchase roof surveys

Prices vary from roof to roof, and it comes down to:

  • The size of the roof
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We’ll tell you which package suits the questions you have.
