Abridge Pre-Purchase Roof Survey
An experienced roof surveyor for pre-purchase roof surveys in Abridge. More than 20 years and over 5,000 surveys across London and the South East.
- Worn or lifted lead flashings
- Gaps where slates or tiles have come loose
- Signs of past leaks inside the loft
How it works
We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Abridge needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Jot down any questions you want answered
- Gather any invoices or paperwork from past roof work

How a pre-purchase roof survey works in Abridge
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. You get a written report with photographs. We survey the roof space, natural slate and chimney stacks, and people most frequently book us about patch repairs that may hide an ongoing problem and standing water on a flat extension roof.
Somewhere as small as Abridge, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips from our surveys
Small things make a difference. Some pointers:
- Mention any deadline when you get in touch
- Give your solicitor a copy of the report
- Ask who repairs the roof under the lease
- Find out whether the roof has been replaced or patched
It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.
After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
Can I check my roof myself?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What affects the cost of pre-purchase roof surveys
Our packages start from £150, including VAT. The price for your roof depends on:
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
- The type of building, from a house to a block or an office
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your roof before booking.
What we need to know
When you call or email, these details help:
- How the loft is reached, if there is one
- The style of property, from a terrace to a block
- The reason for the survey, such as buying, a leak or storm damage
- Photos of the roof, taken safely from ground level or a window
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form.
What this survey can’t tell you
In fairness, there are limits to any roof survey:
- Faults hidden behind ceilings, boards or coverings
- A structural engineer’s report
- Anything beyond the roof, which a full home survey covers

Buying a home or a new roof in Abridge
With Hill Hall about 2.2 miles north-east, Abridge sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside plenty of post-war and newer estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you let a flat or house near Chingford station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as Holy Trinity Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

FAQs for Abridge
Does a conservation area affect roof work in Abridge?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Abridge within the area you cover?
Yes. Abridge is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Can you survey at the weekend?
Surveys run on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

How the survey changes by roof type
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.
Flat roofs
Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.
