About our flat roof survey in Abridge

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We survey mastic asphalt, single-ply membranes and GRP fibreglass, and common reasons people get in touch are leaks around rooflights and loose or cracked edge trims.

Some older homes in villages like Abridge are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Abridge: your questions answered

Does a conservation area affect roof work in Abridge?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Abridge?

Yes. Our area covers London and the South East, and Abridge is part of that. Just ring 07833 053749 or drop us an email and let us know about the property.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain typically needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What do I do with the report?

You will get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How many years has my flat roof got left?

A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Surveys for landlords and agents in Abridge

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

How the survey changes by roof type

Single-ply membranes

Single-ply relies on its welded laps staying sound. We look at seams, corners and the joints around outlets and upstands.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photos.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • House, block, shop or office

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

These details help when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • The kind of building and roof involved
  • Where water is showing inside, if it is

Flat roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Abridge, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Advice

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Treat rooflights and old sheeting as fragile
  • Watch the ceilings below the flat roof for stains
  • Clear roof outlets and gutters each autumn
  • Limit foot traffic on the covering

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Flat and commercial roofs around Abridge

Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Abridge has a long history of building, with Hill Hall about 2.2 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Chingford station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Lambourne Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to Holy Trinity Church: the flat roofs on later extensions tend to wear out long before the main roof.
