Flat roof survey in Lambourne
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’ve noticed outlets that hold water back and damaged trims at the roof edge, we can find out what’s behind it, on mastic asphalt, EPDM rubber and single-ply membranes alike.
Flat roofs on exposed homes in small places like Lambourne take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
Where we can’t see part of the flat roof, the report says so. You will know exactly what was inspected and what wasn’t.

Honest limits
A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:
- Fragile surfaces, which we do not walk on
- A structural engineer’s assessment of the deck
- Hidden layers beneath the covering
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.
What this survey covers
- Single-ply membranes
- Felt flat roofs
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
- EPDM rubber
What we look for on each type of roof
Rooflights and upstands
Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photos.
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Lambourne questions
Is Lambourne within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is Lambourne in the area you cover?
Yes, Lambourne is one of the places we work. Every survey there gets the same written report with photos.
How much does a flat roof survey cost in Lambourne?
Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
What will the report tell me?
A report with photographs, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
Do you give a life expectancy for the roof?
There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.
Signs you need a flat roof survey in Lambourne
The surface of a flat roof heats up and cools down far more than the rooms below. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
We are often asked to look at:
- Damaged trims at the roof edge
- Blistering in felt or asphalt
- Splits and cracks in the covering
- Ponding water that doesn’t drain away
If you look after a building like Lambourne Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Before you book anyone
- How long the report takes to arrive
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which viewpoints they use to see the roof
- Whether VAT is in the quoted price
What we do, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at a typical home, and longer for a large or complex roof. In a small place like Lambourne, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Tell us about parking before the day
- For flats, check roof access has been agreed
- Clear the way to the loft hatch
Book a survey
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

How we price flat roof surveys
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
- Which survey package you book
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
What to let us know when you get in touch
Before you get in touch, it’s useful to have:
- Pictures of the roof from a safe spot, if you have them
- Any stains, drips or damp patches you’ve seen indoors
- The property’s address and postcode
- The reason for the survey, like buying, a leak or storm damage
Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or send us an email.
Flat roof surveys around Lambourne
With Hill Hall about 2.2 miles north, Lambourne sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
The streets around a church such as Parish Church of St Mary and All Saints are often among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Rented homes, blocks and businesses
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
