Pre-purchase roof surveys in Steeple

Your questions about pre-purchase roof surveys in Steeple

Will you come out to Steeple?

Yes. Steeple is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Steeple listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What’s the best way to book?

It is easiest to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

About our pre-purchase roof survey in Steeple

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. Common reasons to book are patch repairs that may hide an ongoing problem and a ridge or slope that dips, across chimney stacks, the roof space and flat-roofed extensions and dormers.

Being in a small place like Steeple makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Arrange the survey as soon as your offer is agreed
  • Pass the findings to your conveyancer
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask whether there are papers for past roof work

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

How the survey works

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Steeple, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Make a note of anything you’d like us to look at
  • For a flat or shared roof, check access with the building owner or managing agent
  • Buyers: confirm access with the estate agent or seller

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Why it’s worth a survey now in Steeple

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. For older village homes like those around Steeple, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

How the survey changes by roof type

Lead flashings and valleys

Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

What affects the price in Steeple

Not every roof costs the same to survey, for these reasons:

  • Any need for thermal images or a drone flight
  • Which survey package you book
  • Roof area
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What we need to know

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • The address and postcode of the property

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.

Pre-purchase roof surveys around Steeple

The coast is about 2 miles or less from Steeple, where sea air brings more salt and stronger wind than inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If your house is among the older ones in the streets near Church of St Lawrence and All Saints, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to Southminster station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
