Pre-purchase roof surveys in Little Heath

Pre-purchase roof survey in Little Heath: what you get

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’ve noticed loose pots and cracked flaunching and roof slopes that look uneven or sagging, we can find out what’s behind it, whatever the roof.

Bungalows, chalet bungalows and older cottages are common in smaller places like Little Heath, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Little Heath. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Pre-purchase roof surveys in Little Heath: local notes

Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Valentines Mansion, about 2.6 miles west, is one of the historic houses in the wider area around Little Heath. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. If you own a rental within reach of Chadwell Heath station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Little Heath is about 2 miles west of Romford, in Essex. In Little Heath, as across Essex, every roof gets the same careful survey. Little Heath is one of the places in Essex where we work. Our London page covers surveys nearby.

Questions from Little Heath

Do you cover Little Heath?

Yes, Little Heath is within the area we cover. We work right across London and the South East. Just call 07833 053749 or drop us an email and tell us about the property.

Does a conservation area affect roof work in Little Heath?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How long does the survey visit take?

It typically takes about 1–2 hours at most homes, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What affects the price in Little Heath

We confirm the price for your roof before booking. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

What helps most when you contact us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window

We confirm the exact price before you book, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • The condition of the rest of the house (that is a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Natural slate
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two at a typical home; commercial roofs usually need 3–4 hours. Being in a smaller place like Little Heath doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at
  • Make sure pets are kept safely away

Related advice

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Arrange the survey as soon as your offer is agreed
  • Check we’ll be able to get into the roof space
  • Ask for any paperwork for recent roof work
  • Let us know your exchange date as you book

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we have found patch repairs.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

When to book a survey in Little Heath

Chimneys take the worst of the weather and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

Problems we come across frequently include:

  • Old water stains in the roof space
  • Slates or tiles that have slipped or gone
  • Worn or lifted lead flashings
  • Standing water on a flat extension roof

If you live in an older home near St Mark's, the roof may have had decades of patch repairs, and the survey shows where they are.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What follow-up you get after the report
  • How soon the report will arrive
  • How long they’ve been surveying roofs
