Local flat roofs in Little Heath
With Valentines Mansion about 2.6 miles west, Little Heath sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
The streets around a church such as St Mark's are frequently among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a shop, office or commercial unit, for instance near The Brewery, flat roofs over shops and units are easy to forget until water comes through a ceiling. If you own a rental within reach of Chadwell Heath station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

How a flat roof survey works in Little Heath
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey single-ply membranes, upstands and outlets and mastic asphalt, and people most frequently book us about standing water left after rain and failed seals around rooflight kerbs.
Around a smaller place like Little Heath, flat roofs usually cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Leave it or get it looked at?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. On a bungalow or cottage around Little Heath, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
Every price we give includes VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. A visit to Little Heath is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there’s safe access, we look at the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Tell us about parking before the day
- Have any questions written down, so nothing gets missed
- Check we can get to the back of the property

Related advice
What we look for on each type of roof
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. Our report notes crazing, cracks and any likely entry points.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Little Heath questions
Do you cover Little Heath?
Yes, Little Heath is one of the places we work. The survey and report are the same in Little Heath as anywhere else.
Does a conservation area affect roof work in Little Heath?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
Can you survey a flat roof on an office or unit?
Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
How long does the survey take?
Expect it to take roughly 1–2 hours for most houses, and longer for a large or complex roof. The written report follows by email.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Surveys for landlords and agents in Little Heath
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Testing older roof sheets for asbestos
- The condition of the deck or insulation hidden under the covering
- Parts of the roof that are not safe to walk on or view
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and doesn’t.
What we look at
- GRP fibreglass
- Felt flat roofs
- Upstands and outlets
- Mastic asphalt
- EPDM rubber
- Single-ply membranes
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
