Ponding is often the first sign that something on a flat roof isn’t right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey single-ply membranes, EPDM rubber and felt flat roofs, and people most often book us about standing water left after rain and loose or cracked edge trims.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Goodmayes, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Flat roof surveys in Goodmayes: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Goodmayes is one of them, bay roofs, hips and later dormers each have their own details. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Eastbury Manor House, about 2.1 miles south, is one of the historic houses in the wider area around Goodmayes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take an older house close to Church of All Saints: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings such as Goodmayes Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions from Goodmayes

Does a conservation area affect roof work in Goodmayes?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Goodmayes in the area you cover?

Yes, Goodmayes is within the area we cover. We work right across London and the South East. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

What do I do with the report?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Is ponding on a flat roof a problem?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Can you tell me how long my flat roof will last?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

When you need someone else

A survey is a proper look at the flat roof, but it cannot do everything. The main limits are:

  • Structural calculations, which need a structural engineer
  • A promise that the roof will not leak in future
  • Fragile surfaces, which we do not walk on

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What we check

  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Goodmayes moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets out of the way during the survey
  • Mention any parking restrictions on your street

Advice

What we’re asked to look at in Goodmayes

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering frequently start leaks too.

Signs worth acting on include:

  • A sagging deck under the covering
  • Gaps at upstands and abutments
  • Outlets that hold water back
  • Loose or cracked edge trims

If you look after a shop, office or commercial unit, for example near The Brewery, flat roofs over shops and units are easy to forget until water comes through a ceiling.

Choosing a roof surveyor

  • What happens after the report arrives
  • Will the report include photos?
  • Their report turnaround times
  • Whether VAT is added on top

What a roof survey includes

What we look for on each type of roof

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it’s weakest.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or email us.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
