Thermal roof surveys in Goodmayes

How a thermal roof survey works in Goodmayes

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where it applies, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or send us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. If you’ve noticed areas losing heat at the eaves and junctions and thin or uneven insulation in the roof, we can find out what’s behind it, whatever the roof.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Goodmayes as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Common roof problems in Goodmayes

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it is warm inside and cold outside.

Most people get in touch after spotting one of these:

  • Cold spots on ceilings under the roof
  • Leaks far from where the stain appears
  • Wet areas near outlets and upstands
  • Damp where roofs meet walls and chimneys

Take a building like Goodmayes Primary School: thermal images can show where wet insulation sits under a big flat roof.

Before booking anyone

  • How long they’ve been surveying roofs
  • Whether the loft space is looked at, where there is one
  • What insurance they carry

What’s in a roof survey

Airspace, weather and Goodmayes roofs

Historic houses such as Eastbury Manor House, about 2.1 miles south, show how far back building in the area around Goodmayes goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For a London address like Goodmayes, it’s useful to know about controlled parking before the day, along with any off-street space. For businesses in and around places such as The Brewery, thermal images can show trapped moisture across a wide commercial roof.

What we look for on each type of roof

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • The condition of timbers we can’t see
  • Insulation values or heat loss calculations
  • Clear results when the conditions on the day are poor

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and does not.

For landlords and managing agents

Landlords, agents and building managers in Goodmayes and across Greater London can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.

Freeholders and residents’ companies use a roof report to plan and budget.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Photograph damp patches with the date
  • Ask us about the forecast if rain is expected
  • Let us know where and when you’ve seen damp or stains
  • Do not switch the heating off before the visit

After the visit, we put the thermal images, photographs and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

FAQs for Goodmayes

Does a conservation area affect roof work in Goodmayes?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can parking be tricky for a visit in Goodmayes?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

Will thermal imaging find my leak?

It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source cannot be confirmed, we will say what could help next, like electronic leak detection.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours at a typical home, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
