Thermal roof survey in Chadwell Heath: what you get

Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or email us with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey insulated roof spaces, ceilings below the roof and pitched roof slopes, and people most often book us about possible trapped moisture under a flat roof covering and damp where roofs meet walls and chimneys.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at, in Chadwell Heath as anywhere. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a thermal roof survey looks like in Chadwell Heath

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. About 2.9 miles east lies Hare Hall, a reminder of how long the area around Chadwell Heath has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Anyone responsible for a site like Warren Junior School will know that a view from above covers a wide roof far faster than walking it. Controlled parking zones are common in London, so mention any permit rules for Chadwell Heath. The streets around a church such as St Chad's Church are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether it’s a home or a commercial building
  • Building height and the viewpoints available
  • How big the roof is

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

To price your survey accurately, we will ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • When you need the report by
  • Where water is showing inside, if it is

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We survey roofs for landlords and letting agents as well as homeowners. A report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

What a thermal roof survey does not cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Hidden layers that need to be opened up to check
  • A formal energy assessment
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we check

  • Commercial roofs
  • Insulated roof spaces
  • Pitched roof slopes
  • Flat roofs
  • Loft conversions
  • Ceilings below the roof

The survey, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. London terraces rarely offer a view of the whole roof from one spot, so in Chadwell Heath we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Let us know about parking near the property
  • Dig out any old roof reports or invoices

Getting a price

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or email us with the details.

Advice

Your questions about thermal roof surveys in Chadwell Heath

Are there drone restrictions around Chadwell Heath?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Can parking be tricky for a visit in Chadwell Heath?

Parking in Chadwell Heath, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

Do you cover Chadwell Heath?

Yes. We survey roofs across London and South East England, and that includes Chadwell Heath.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Why act early in Chadwell Heath

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. In Chadwell Heath, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.
