Thermal roof survey in Becontree Heath: what you get
On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot usually tell from the surface. We then check those areas with moisture readings. We survey flat roofs, insulated roof spaces and ceilings below the roof, and common reasons people get in touch are damp around roof outlets and upstands and leaks far from where the stain appears.
London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Airspace, weather and Becontree Heath roofs
If your survey includes the drone, the flight is checked against the Drone Safety Map first. The wider area around Becontree Heath has a long history of building, with Hare Hall about 2.9 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
For businesses in and around places such as The Brewery, big, flat commercial roofs are where photos from the air and thermal images help most. Anyone responsible for a site like All Saints Catholic School and Technology College will know that big roofs are where photos from the air and thermal images show the most at once. Parking in Becontree Heath, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

What a thermal roof survey does not cover
No survey can tell you everything, and it’s better to know them up front. Bear these in mind:
- What’s inside walls or under coverings, without opening up
- Confirming water without moisture readings
- An energy rating for the building
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and does not.
What this survey covers
- Loft conversions
- Flat roofs
- Ceilings below the roof
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
How it works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- Move anything stored under the loft hatch
- Dig out any old roof reports or invoices
- If the roof is shared, arrange access with whoever manages the building

Advice
What affects the cost of thermal roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- Any need for thermal images or a drone flight
- The roof’s overall size
- The height of the building and how the roof can be seen safely
- The shape of the roof and its details
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Your questions about thermal roof surveys in Becontree Heath
Can parking be tricky for a visit in Becontree Heath?
It can be, so it’s useful to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
Is my home in Becontree Heath listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
How do I book a survey in Becontree Heath?
To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Can a thermal camera see water?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
What happens if roof problems are left?
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Roof by roof
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.
