Dagenham: your questions answered
How do I find out if my home in Dagenham is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you fly a drone over a roof in Dagenham?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
Does the report include photographs?
Yes, plenty. Pictures sit next to the findings they show.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Is thermal imaging good for finding leaks?
It is a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
About our thermal roof survey in Dagenham
A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Common reasons to book are damp where roofs meet walls and chimneys and leaks far from where the stain appears, on insulated roof spaces, flat roofs and ceilings below the roof.
In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- What’s inside walls or under coverings, without opening up
- A structural engineer’s assessment
- An energy rating for the building

Thermal roof surveys in Dagenham: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Dagenham is one of them, bay roofs, hips and later dormers each have their own details. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.
If you look after a building such as Village Infants' School, a view from above covers a wide roof far faster than walking it. If you own one of the older houses in the streets near St. Peter and St. Paul, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Why act early in Dagenham
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

How the survey changes by roof type
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.
Felt and asphalt flat roofs
Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.
How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Find any records of previous roof work
- Make a note of anything you’d like us to look at

What we’re asked to look at in Dagenham
People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.
These are some of the problems a survey can pick up:
- Leaks that are hard to trace
- Damp patches with no obvious cause
- Ceilings that feel colder in places
- Moisture around outlets and upstands
Controlled parking zones are common in London, so mention any permit rules for Dagenham.
