Dagenham Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Dagenham. We have completed more than 5,000 surveys across London and the South East.
- Gutters packed with leaves or moss
- Brackets that have dropped or snapped
- Valley or box gutters that overflow inside
Practical tips
From years of surveys, a few habits stand out:
- Make sure downpipe clips are holding
- Do not leave hidden gutters out of a clear-out
- Watch the gutters during heavy rain
- Get the gutters cleaned out every year
If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
Gutter surveys for homes and businesses in Dagenham
We carry out gutter surveys in Dagenham as part of our cover across London and the South East. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it’s safe. Time on site normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photographs and recommendations. We survey valley gutters, parapet and box gutters and downpipes, and common reasons people get in touch are brackets that have dropped or snapped and valley or box gutters that overflow inside.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Dagenham as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.
Cast iron gutters
Cracks frequently open on the back of cast iron downpipes, so we check the wall behind for staining.
How the survey works
We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. For a visit in Dagenham, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it’s safe to get into.
- You get a photo-illustrated written report and recommendations.
Before we arrive
- Check pets are kept safely away
- For a flat or shared roof, check access with the building owner or managing agent
- Leave a clear route to the loft
Booking a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Advice
Why get it checked now?
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it’s guesswork from ground level. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

What affects the cost of gutter surveys
A few things affect what a survey costs:
- How many separate roofs there are, such as extensions, dormers and garages
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
Getting in touch
We’ll usually ask about:
- Where water is showing inside, if it is
- The kind of building and roof involved
- The property’s address and postcode
- What made you get in touch
Most bookings start with a short call: ring 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.
FAQs for Dagenham
How do I find out if my home in Dagenham is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Dagenham?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Will you fly a drone over my roof?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.
Do you cover Dagenham for gutter surveys?
Yes. We cover Dagenham and the rest of Greater London, as part of our work across London and South East England. For a price, call 07833 053749 or drop us an email.
Do you need to get into the loft?
If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
What happens after the survey?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What a gutter survey looks like in Dagenham
With Rainham Hall about 2 miles south-east, Dagenham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Trees in and around Beam Valley Country Park shed leaves that can end up in nearby gutters. If your house is among the older ones in the streets near St. Peter and St. Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Signs you need a gutter survey in Dagenham
Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.
Problems we come across often include:
- Fascia boards damaged by overflowing water
- Gutters packed with leaves or moss
- Valley or box gutters that overflow inside
- Cracked or loose downpipes
Landlords with a home close to Dagenham Dock station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
